Importance of Asphalt Sealcoating

Asphalt sealcoating is an essential maintenance practice for anyone looking to protect their pavement investment. The primary purpose of sealcoating is to provide a protective layer on top of the asphalt surface that helps to prevent damage from weathering, oxidation, and other environmental factors. Without sealcoating, asphalt pavement can become brittle and crack, allowing water and other harmful substances to penetrate the surface and causing significant damage over time. Sealcoating also provides a fresh, black finish that enhances the pavement’s appearance and improves the property’s curb appeal. By maintaining a smooth, even surface, sealcoating can also help to reduce liability concerns associated with accidents or injuries caused by uneven or damaged pavement.

Benefits of Sealcoating

Sealcoating is an essential maintenance practice that offers numerous benefits for property owners and homeowners who are looking to protect their asphalt pavement investment. There are several key benefits of sealcoating your asphalt pavement:

  1. Protects Against Environmental Damage
Sealcoating provides a protective barrier against weathering, oxidation, and other environmental factors that can cause significant damage to asphalt pavement over time.
  2. Enhances Appearance
Sealcoating provides a shiny finish that enhances the pavement’s appearance and improves the property’s curb appeal.
  3. Extends Pavement Life
By preventing water and other harmful substances from seeping into the pavement surface, sealcoating can help to extend the lifespan of your pavement.
  4. Reduces Repair Costs
Sealcoating can help to fill small cracks and gaps in the pavement surface, reducing the need for costly repairs or complete pavement replacement.

Overall, sealcoating is a cost-effective solution that provides multiple benefits for anyone who owns pavement surfaces, ensuring that their investment is protected for years to come.

Sealcoating Maintenance & Upkeep

Asphalt sealcoating creates a smooth, even surface that makes pavement upkeep easier for property owners and managers. The sealant fills small cracks and gaps, preventing water and other harmful substances from penetrating the pavement surface, which can cause significant damage over time.

By providing a protective barrier against environmental damage, sealcoating reduces the need for costly repairs or complete pavement replacement, making pavement upkeep much easier and less expensive. Additionally, the finish that sealcoating provides enhances the pavement’s appearance and improves the property’s curb appeal, making it a worthwhile investment for any property owner or manager.

Frequently Asked Questions about Asphalt Sealcoating

Asphalt is made up of stones and fine sands; asphalt cement acts as the glue to hold them together, further providing the pavement with a rich, black color.

Unfortunately, over time, the binder begins to oxidize from exposure to the sun, rain, snow, and other elements, causing the pavement to fade to gray, and crack from vehicle traffic. Additionally, exposure to motor oil leaks, landscaping, and household chemicals degrades the pavement.

Appling sealcoating creates a barrier protecting the asphalt from the harmful sun’s UV rays, rain, snow, and harmful chemicals.

Sealcoating can last up to three years if your pavement is in great shape, however, older asphalt may need to be resealed annually.
This often depends on the humidity, exposure to the sun, and temperatures. In most cases, you can walk on your pavement within 4 to 8 hours and open it to auto traffic within 24 to 48 hours after sealcoating.
In the Indianapolis area, we experience extreme weather conditions; freezing temperatures, snow and the effects snowplowing can have on your pavement, sand, salt, rain/water run-off and the summer heat. All these elements can wreak havoc on asphalt.
